Course purpose
This course introduces an evidence-led approach to forensic accounting in real estate transactions. It follows a property deal from authority and parties through title, beneficial ownership, price, financing, closing, accounting and post-closing use. Learners examine identity and title fraud, undisclosed relationships, manipulated value, diverted deposits, false construction costs, concealed consideration, unusual funding and unsupported rental or development results. The course distinguishes financial investigation from legal conveyancing, valuation, surveying, tax advice and anti-money-laundering decisions. Every live engagement must apply the current law, land-registration system, professional rules and reporting framework of the relevant jurisdiction.
Learning outcomes
By the end of this course, you should be able to:
1. Map the parties, ownership interests, authority, consideration, financing, closing flows and records in a real estate transaction.
2. Test title and identity indicators, beneficial ownership, related parties, valuation inputs, source and use of funds and economic substance.
3. Reconstruct property-related amounts and report supported findings, losses, limitations and specialist dependencies without legal overreach.
